Wisconsin April 2014 Housing Statistics

Welcome-to-WisconsinThe Wisconsin housing statistics are in for April of 2014. Here is an excerpt from what the Wisconsin Realtors® Association (WRA) had to say:
Wisconsin existing home sales fell in April even as median prices continued to rise according to the most recent analysis of the state housing market released by the Wisconsin REALTORS® Association (WRA). Home sales declined 11.6 percent in April compared to the same month last year due to a combination of higher home mortgage rates, higher prices and harsh winter temperatures. Median prices rose over that same period, increasing 1.4 percent to $139,900.
As we enter the second quarter of the year, we have been expecting some improvement in home sales, but it’s important to remember that April sales are still impacted by the February weather given the 6 to 8 week lag between the time an offer is accepted and a closing takes place,” said Steve Lane, chairman of the WRA board of directors. He also noted that there were heavy snows in the northern part of the state as late as mid-April 2014. Every region of the state experienced a decline in April sales. The Central region fared the best, falling just 3.8 percent over the April 2013 to April 2014 period, followed by the Northeast region which dropped 8.5 percent over the period. The South central region fell 9.6 percent and the Southeast region saw a decline of 10.1 percent. Finally, the North region dropped 17.4 percent and the West fell 25.5 percent. Interestingly, home sales fell more substantially in the metropolitan counties which averaged a 13 percent reduction in sales in April compared to rural counties which declined 7 percent between April 2013 and April 2014. “This may be due in part to much tighter inventories in the urban counties compared to rural counties,” Lane said. Rural counties had just over 14 months of available inventory in April compared to just 6.9 months for metropolitan counties.

Wisconsin January 2014 Housing Statistics

Welcome-to-WisconsinThe Wisconsin housing statistics are in for January of 2014. Here is an excerpt from what the Wisconsin Realtors® Association (WRA) had to say:
The harsh winter took a toll on January home sales in Wisconsin, according to the most recent analysis of housing market activity released by the Wisconsin REALTORS® Association (WRA). Existing home sales were down 6.8 percent relative to January 2013, but median prices rose 3.2 percent to $126,900 over that same time frame.
Home sales cooled along with the weather in January,” said Steve Lane, chairman of the WRA board of directors. “REALTORS® know that buyers and sellers don’t like closing on homes during winter months, preferring instead to move when the weather improves,” Lane said. “This winter has been anything but typical, with brutally cold weather and plenty of snow contributing to the decline in January sales,” Lane said.

Wisconsin December 2013 Housing Statistics

Welcome-to-WisconsinThe Wisconsin housing statistics are in for December of 2013. Here is an excerpt from what the Wisconsin Realtors® Association (WRA) had to say:
2013 was a robust year for Wisconsin’s housing market, with both sales and prices increasing by solid margins, according to the year-end housing report released by the Wisconsin REALTORS® Association (WRA). Existing home sales were up 10.8 percent compared to 2012, and median prices increased 7.2 percent to $143,000 over that same time frame.
Strong sales dominated 2013, which is remarkable given that this is compared to 2012, which was also a very good year for the housing market,” said Steve Lane, chairman of the WRA board of directors. According to Lane, existing home sales were up in every region of the state in 2013 relative to the previous year.
Lane noted housing sales were strong despite raising interest rates and prices. “Mortgage rates have increased a full percentage point since January, and median prices have grown consistently throughout the year,” Lane said. “Yet the entire state posted genuine gains in 2013, a trend we hope and believe will continue into the new year,” Lane said.

Wisconsin November 2013 Housing Statistics

The Wisconsin housing statistics are in for November of 2013. Here is an excerpt from what the Wisconsin Realtors® Association (WRA) had to say:
Wisconsin home sales fell 6 percent in November 2013 when compared to November 2012, although total sales for the year remain ahead of 2012. Comparing the first 11 months, home sales were up 11.1 percent in 2013 over 2012. Prices were also higher in November, rising 4.7 percent above the same month last year, to a statewide median of $136,000.
Over the last two months, the housing market has definitely cooled from the red-hot pace that characterized the first three quarters of 2013.” said Steve Lane, chairman of the WRA board of directors. “This was bound to happen since the base of comparison is 2012, and that was a very strong year for home sales.” he said.
Lane pointed to markedly higher mortgage rates, steady upward movement in prices over the last year and a half, and heightened uncertainty of federal fiscal and health care policies as potential factors for the cool down..

Wisconsin October 2013 Housing Statistics

Counties of WIThe Wisconsin housing statistics are in for October of 2013. Here is an excerpt from what the Wisconsin Realtors® Association (WRA) had to say:
Wisconsin’s red-hot real estate market cooled in October, with sales of existing homes nearly identical to October of last year, according to the most recent housing report issued by the Wisconsin Realtors® Association. October sales were just 0.1 percent lower than last October, representing the first time since July of 2011 that monthly sales did not increase over the previous year. The median sales price however continued to rise, increasing 5.6 percent to $142,500 in October relative to October 2012. On a year-to-date basis, median prices increased 7.5 percent compared to the first 10 months of 2012.
While somewhat surprising, these numbers are not totally unexpected,” said Steve Lane, chairman of the WRA board of directors. “We are comparing sales between two very strong years and two very healthy markets,” he said.
Sales softened in all regions of the state. The strongest regional growth was in the South central region, where sales were up 3.9 percent.

Wisconsin September 2011 Housing Statistics


The Wisconsin housing statistics are now in for September of 2011. Here is an excerpt from what the Wisconsin Realtors Association (WRA) had to say:
Wisconsin home sales were significantly higher in September even as median prices dipped slightly from their levels last year. Existing home sales rose 17.7 percent in September compared to September last year, and median prices fell 1.5 percent to $134,900 over the same period, according to data released by the Wisconsin REALTORS® Association (WRA).
“It’s no surprise to anyone familiar with the housing market that home sales were so strong in the last three months compared to 2010,” said Rob Keefe, Chairman of the WRA Board of Directors. The expiration of the federal tax rebate program in June last year pushed much of the 2010 sales activity into the first half of the year, creating a steep drop-off in the second half. In fact, home sales for the July through September period were up 26.2 percent over the third quarter last year primarily as a result of the termination of the federal program. “Still, on a year-to-date basis, we’re only 4.9 percent off the pace set last year, and we expect to further close that gap in the fourth quarter,” said Keefe.

Wisconsin May 2011 Housing Statistics

The Wisconsin housing statistics are now in for May of 2011. As you may have heard, home sales and median prices across the country are again falling. Wisconsin unfortunately is no different. We have held up much better than many parts of the country however.

Janesville WI Sidewalk Installs

The Janesville City Council has approved a plan to install sidewalks throughout the entire city. This plan over-rides any deed restrictions or covenants that run with the property. I believe this will lower property values and deter people from buying within the city. Home buyers specifically target areas without sidewalks for various reasons. Now, there can be no expectation for these kind of properties within the city of Janesville.

The burden placed on existing homeowers is great. Many residents voiced their displeasure with this measure during an April council meeting. Some will have a bill of $5000 or more. A burden many can not bare during this down economic period.

This is simply a bad move now or in the future. What are your opinons on this Janesville sidewalks issue. Please let me know by leaving a comment.
