Wisconsin October 2014 Housing Statistics

Welcome-to-WisconsinThe Wisconsin housing statistics are in for October of 2014. Here is an excerpt from what the Wisconsin Realtors® Association (WRA) had to say:

Wisconsin’s home sales rose significantly in the month of October, and median prices continued growing at a solid rate, according to a recently released analysis of the state’s housing market by the Wisconsin REALTORS® Association (WRA).
Existing home sales in October 2014 were 9.6 percent higher than October 2013 while median prices were up 4.2 percent over that same period, growing to $148,000. This was a strong bounce in home sales in a month where sales activity is typically winding down as we approach winter,” said Dan Kruse, chairman of WRA board of directors. “In fact, this is the strongest October sales we have seen since 2005 when the WRA began using the current data collection system.” Kruse said. Median prices continued to rise statewide in October, growing at a 4.2 percent annual pace. On a year-to-date basis, home prices in Wisconsin were up 2.5 percent compared to the first 10 months of 2013, which more than outpaces the annual national inflation rate, which stood at 1.7 percent as of September.

Wisconsin September 2014 Housing Statistics

Welcome-to-WisconsinThe Wisconsin housing statistics are in for September of 2014. Here is an excerpt from what the Wisconsin Realtors® Association (WRA) had to say:

Wisconsin’s home sales in September were nearly identical to one year ago, but prices were higher, according to the most recent analysis of the state housing market released by the Wisconsin REALTORS® Association (WRA). Existing home sales in September were just 0.2 percent lower than September 2013, and median prices were 3.1 percent higher to $148,700.

Although our home sales are slightly lower than last year, it’s important to recognize how far we’ve come since emerging from the Great Recession,” said Dan Kruse, the newly installed chairman of WRA board of directors. “Sales this quarter may be 2.1 percent below a very strong third quarter last year, but they are 20.7 percent higher than they were just after the recession ended in the third quarter of 2009,” Kruse said. Kruse noted that other housing indicators also paint a picture of a stabilizing housing market in the state. Seasonally adjusted housing inventories have ranged from about 49,000 homes to nearly 53,000 homes since December 2012, which is a far cry from the nearly 72,000 homes on the market in March 2010.

Wisconsin August 2014 Housing Statistics

Welcome-to-WisconsinThe Wisconsin housing statistics are in for August of 2014. Here is an excerpt from what the Wisconsin Realtors® Association (WRA) had to say:

Home sales fell for the second straight month in August whereas median prices rose by modest margins. Wisconsin’s existing home sales dropped 5.7 percent in August compared to August 2013, and median home prices were up 3.3 percent to $157,000 over that same period, according to the most recent housing market report released by the Wisconsin REALTORS® Association (WRA).

Home sales continue to lag behind 2013, and while it’s important to remember that 2013 was a strong year for sales, there are a number of other contributing factors that also explain relatively lower sales,” said Steve Lane, chairman of the WRA board of directors. “Inventories are tighter in our metropolitan areas compared to rural areas, and some buyers may be having difficulty finding homes to buy in those markets,” Lane said. Metropolitan counties had 7.7 months of available inventory in August, and their sales were down 8.1 percent compared to August last year. In contrast, rural counties have 16.6 months of inventory, and their sales were essentially flat, falling less than 0.2 percent.

Wisconsin July 2014 Housing Statistics

Welcome-to-WisconsinThe Wisconsin housing statistics are in for July of 2014. Here is an excerpt from what the Wisconsin Realtors® Association (WRA) had to say:

Wisconsin’s existing homes sales fell in July even as median prices continued to rise. Home sales fell 2.4 percent in July 2014 compared to the same month last year, and median prices rose 2.4 percent to $158,700 over that same period according to the most recent housing market report released by the Wisconsin REALTORS® Association (WRA).

Although sales fell short of the last year’s levels, it’s important to remember that 2013 was a very strong year for home sales in the state,” said Steve Lane, chairman of the WRA board of directors. “Sales were down 7.6 percent for the first five months of 2014 before they bounced back in June, raising 5.7 percent above June 2013. For July home sales to be close to last year’s strong showing indicates the current market is solid.” Lane said. He noted that with the exception of last year, this has been the strongest eight-month period since 2007.

Wisconsin June 2014 Housing Statistics

Welcome-to-WisconsinThe Wisconsin housing statistics are in for June of 2014. Here is an excerpt from what the Wisconsin Realtors® Association (WRA) had to say:
Existing home sales in Wisconsin saw positive gains for the first time this year, and median home prices were up slightly according to the most recent housing market report released by the Wisconsin REALTORS® Association (WRA). June home sales rose 4.5 percent compared to June 2013, and median prices were stable, rising 0.6 percent to $159,900 over the same period.
This is a welcome sign since June is our most important month for sales,” said Steve Lane, chairman of the WRA board of directors. “In a typical year, Wisconsin sells approximately 11.5 percent of its homes in June, which is more than any other month of the year, so strong sales in June is important,” Lane said. However given the harsh winter, Lane cautioned that even a solid showing in June won’t completely erase the weaker winter and spring sales. He noted that during the first half of the year, sales were down 4.9 percent compared to the first six months of 2013.

Wisconsin May 2014 Housing Statistics

Welcome-to-WisconsinThe Wisconsin housing statistics are in for May of 2014. Here is an excerpt from what the Wisconsin Realtors® Association (WRA) had to say:
Existing home sales continued to lag behind 2013 levels but median prices rose by a solid margin in Wisconsin according to the most recent housing market report released by the Wisconsin REALTORS® Association (WRA). May home sales dropped 6.9 percent compared to the May 2013 volume of sales. In contrast, median prices increased over the same period, rising 3.8 percent to $150,000.
This is the fifth straight month of reduced home sales compared to where we were this time last year, and there are multiple potential reasons why,” said Steve Lane, chairman of the WRA board of directors. He pointed out that state economy appears to be steadily improving. The unemployment rate continues to drop and at 5.7 percent in May, it stands a more than a percentage point below where we were last year. In addition the state has added more than 38,300 jobs over the last year according to the U.S. Bureau of Labor Statistics. The harsh winter contributed to slower sales in the first four months, but it can’t explain the slower sales in May. “Even though last year was a strong year for sales, we expected a slight bounce in May sales as the prolonged winter ended,” Lane said. “But we haven’t seen that bounce yet.

The Wisconsin housing statistics are now in for February of 2012. Here is an excerpt from what the Wisconsin Realtors Association (WRA) had to say:
This increasing sales trend began last summer and has continued at a healthy pace throughout the fall and winter. “It’s very encouraging to see sustained growth in home sales,” said Rob Keefe, Chairman of the WRA board of directors. He noted that sales over the last five months have seen growth rates in double digits without any distortion from federal incentive programs.
We’re hopeful that the combination of moderating prices and low mortgage rates will carry this momentum into the next six months, which are the prime homebuying season in Wisconsin,” said Keefe.

The median sale price in Dane County has fallen approximately $10,000 year over year. Wisconsin January 2012 Housing Statistics

The Wisconsin housing statistics are now in for January of 2012. Here is an excerpt from what the Wisconsin Realtors Association (WRA) had to say:
While we wouldn’t want to draw too many conclusions from strong January sales figures, it is encouraging to see some the strong growth patterns of the last three months continue into 2012,” said Rob Keefe, Chairman of the WRA board of directors.
The January (home inventory) figure stands at 11.8 months of unsold homes, meaning that it would take nearly a year to sell the current inventory of homes available for purchase given the average pace of sales over the last year. “In the 20 months that we’ve tracked this measure, this is the first time we’ve been below 12 months, which is a good sign,” said WRA President and CEO, Michael Theo.

Wisconsin December 2011 Housing Statistics

The Wisconsin housing statistics are now in for December of 2011. Here is an excerpt from what the Wisconsin Realtors® Association (WRA) had to say:
"What is encouraging is to see monthly home sales continue to outpace last year's levels," said Rob Keefe, Chairman of the WRA Board of Directors, noting that home sales in December were 11.3 percent higher than December 2010".
"If home sales are to continue to grow, we will need more robust job growth going forward, but a falling unemployment rate is a welcomed sign" said WRA President and CEO Michael Theo.  The [Wisconsin] unemployment rate dropped more than a half percent over the last two months to 7.1 percent in December 2011.

Wisconsin November 2011 Housing Statistics

The Wisconsin housing statistics are now in for November of 2011. Here is an excerpt from what the Wisconsin Realtors Association (WRA) had to say:
"We are definitely closing out the year on a strong note," said Rob Keefe, Chairman of the WRA Board of Directors, noting that the seasonal pattern of home sales typically slows as winter approaches. "The strong market of the last few months has pulled sales in 2011 nearly even with the 2010 level," he said. Keefe noted that year-to-date home sales through the end of November are now less than 1 percent below last year, and that is without any bump from the federal government to stimulate existing home sales.
"This is clearly a buyer's market, and while inventories are down from October, they still remain high at more than 14 months," said WRA President and CEO Michael Theo. "This means buyers will be in the driver's seat for the foreseeable future. The economy did get a little good news in November with an improvement in the national unemployment rate and even an uptick in consumer confidence and consumer expectations"

Wisconsin October 2011 Housing Statistics

The Wisconsin housing statistics are now in for October of 2011. Here is an excerpt from what the Wisconsin Realtors Association (WRA) had to say:
For the fourth straight month, Wisconsin’s monthly home sales outpaced last year while median prices continued to fall, according to data released by the Wisconsin REALTORS® Association (WRA). Existing home sales increased 13.5 percent in October compared to October 2010, and median prices fell 7.8 percent over the same period to $129,000.
 “We are continuing the trends seen throughout the third quarter with home sales well above the depressed levels of 2010,” said Rob Keefe, Chairman of the WRA Board of Directors. “By front-loading sales in 2010, the Federal Tax Rebate Program made sales in the first half of this year look weak,” said Keefe. “Conversely sales in the second half of this year look much stronger by comparison,” he added. Sales in the first half of 2011 were 17.6 percent below the 2010 levels, but in the last four months, the state is 24.5 percent ahead of last year’s pace, making the year-to-date figures just 2.8 percent lower. “The economic fundamentals really haven’t changed much over the past year so it’s not surprising our sales volume is about the same overall,” said Keefe.

Wisconsin September 2011 Housing Statistics


The Wisconsin housing statistics are now in for September of 2011. Here is an excerpt from what the Wisconsin Realtors Association (WRA) had to say:
Wisconsin home sales were significantly higher in September even as median prices dipped slightly from their levels last year. Existing home sales rose 17.7 percent in September compared to September last year, and median prices fell 1.5 percent to $134,900 over the same period, according to data released by the Wisconsin REALTORS® Association (WRA).
“It’s no surprise to anyone familiar with the housing market that home sales were so strong in the last three months compared to 2010,” said Rob Keefe, Chairman of the WRA Board of Directors. The expiration of the federal tax rebate program in June last year pushed much of the 2010 sales activity into the first half of the year, creating a steep drop-off in the second half. In fact, home sales for the July through September period were up 26.2 percent over the third quarter last year primarily as a result of the termination of the federal program. “Still, on a year-to-date basis, we’re only 4.9 percent off the pace set last year, and we expect to further close that gap in the fourth quarter,” said Keefe.
